What determines metal roof installation costs? Is it square footage or time spent? Would it be a home building company that would install it? How difficult is it to replace a roof with a metal one?

I am disabled and cannot currently find a home that suits my physical needs and restrictions. How much should I rely on a home builder knowing the right accommodations to help me with in a new home? I am worried I may need to study up on legal regulations and such that deal with ADA accommodations and then train the home builder on my needs.
